What a mould test costs, and how long the report takes

People want a price. Fair. A mould test is not one SKU. A single tape-lift from a bathroom stain is not the same job as a house with a wet basement, an attic, and indoor-plus-outdoor air. We will not publish a pretend number that fails the minute you describe your place. We will quote you on the phone before anything is booked.

Call 905-717-2713. Tell us the address; whether this is a house, a condo, or a commercial site; what you can see or smell; how many rooms worry you; and whether you need the report in a day. That is enough for a straight answer.

Air-O-Cell cassette used for indoor mould spore sampling

You are paying for a certified inspection, the samples we collect, laboratory identification by our microbiologists, and a written report. You are not paying for remediation. We refuse that work so the test is not a doorway into a cleanup contract. If someone quotes a suspiciously cheap “inspection” that is bundled with removal, that is a different kind of company.

What changes the fee

  • how many rooms or materials need a sample
  • air cassettes (indoor and the outdoor reference) versus tape-lift or bulk only
  • whether you need rush analysis or regular turnaround
  • a house visit versus a larger commercial walkthrough

How long the report takes

  • rush analysis — 24 hours
  • regular analysis — 3–5 business days

Realtors chasing a closing date usually ask for rush. Homeowners after a leak often can wait the regular window. Buying a house, testing after water damage, or black mould testing are the usual reasons people call. A commercial inspection is quoted the same way: samples in, identification out.

MouldChek Environmental is woman-owned and has inspected in Toronto and York Region since 2010. We serve Toronto, Richmond Hill, Newmarket, Markham and the GTA. Contact us when you want the cost said out loud, not hidden behind a form.

Questions we hear

How much does a mould test cost in Toronto?

The fee depends on the number of samples, whether you need rush analysis, and whether the visit is a house or a commercial building. We quote before we book. Call 905-717-2713 and describe the property — we will tell you plainly.

What am I paying for?

A certified inspection on site, the samples we collect (bulk, tape-lift, and/or air cassettes), laboratory identification by our microbiologists, and a written report. You are not paying for remediation. We do not do that work.

How long until I get the report?

Rush analysis is 24 hours. Regular analysis is 3–5 business days. Air samples always include an outdoor reference taken the same day.

Why will you not quote a single price on the website?

A one-sample tape-lift is not the same visit as a house with several rooms, an attic, and indoor-plus-outdoor air. An honest quote needs those details. We would rather say the number on the phone than publish a price that does not match your house.
