When mould is present in a workplace, staff and tenants may not be able to see it, but they may be feeling it — in continual respiratory illnesses, persistent cough, asthma-like or breathing difficulties, allergic reactions, headaches and general malaise. Black mould often hides behind walls or above ceiling tiles and can grow as a result of small water leaks, wet carpet, or a poorly ventilated mechanical room.
For commercial work the service is the same as it is for a house — certified inspection, complete mould sampling, and a written laboratory report. A certified mould inspector comes to the site, takes the samples, and our microbiologists identify what is growing. We have a progressive laboratory on site. You receive a written report you can give to a manager, an insurer, or a contractor, and we remain available if you later need certified consulting while someone else does the work.
We take bulk samples (wood, drywall, carpet, wallpaper, dust), tape-lift samples from a stained surface, and non-viable air samples (Air-O-Cell and Micro5 cassettes). Indoor air is always read against an outdoor sample from the same visit. Indoor Air Quality tests — mould, VOC and carbon monoxide — are available when the question is broader than mould alone. The report is written so a property manager, an insurer, or a contractor can use it.
Rush analysis is 24 hours; regular analysis is 3–5 business days. We quote first. Call or email the site address and what the report is for. We will not be involved in the remediation of any mould problems, since this would be a conflict of interest, but we can offer certified mould consulting services to help you with the remediation process by your request. We work in occupied buildings in Toronto, York Region and the Greater Toronto Area.

Most of the commercial work is offices and new fit-ups. We also inspect industrial buildings, warehouses and manufacturing floors. Firehouses and fire halls are included.
Construction firms call us onto sites and into contractors' trailers. Property managers send us through rental units and whole portfolios. Insurers send us after leaks, floods or grow-ops. Seniors facilities and day cares are occupied buildings — we inspect, sample, and write the report.
